With many homeowners unwilling to accept the prices being offered by today’s buyers, some have taken the remodeling approach. If the reason you wish to move is to have a new kitchen or bath, or to have additional space, remodeling may be just the answer.

Today is a great time to remodel, and the changes just might make you fall in love with your home all over again. Materials and labor are at extremely competitive prices, and the government may even help foot the bill by providing tax credits for energy saving upgrades.

However, those who are seriously considering a remodel or addition should ask themselves the following:

● How long do I expect to remain in the home? Most remodeling projects fail to recoup their cost when the home is sold. Staying in the home several years allows you to spread the cost over a longer period.

● Will the features or changes I desire appeal to a wide range of future buyers? Don’t make your home so “unique” that it will be difficult to sell.

● Will the changes I make cause my home to be significantly more expensive than other homes in the neighborhood? Unless you plan to remain in the home forever—a rare occurrence—avoid changes that will make it far more expensive than others in your neighborhood. Not only will it be difficult to sell in the future, but you’ll probably lose much of the money spent remodeling.

● If financed, will the additional expense be a burden to my budget? Don’t stress yourself or your budget by doing work you cannot easily afford.

● Can I afford the job if it exceeds my budget by 20%? The work may create unexpected expenses, and you may decide to make changes during the process. Few remodeling jobs are completed within the original estimate.

● Can I tolerate the disruption to my life? The job will create lots of dust, noise, and you may have occasional disruptions of water or electricity. You’ll also have strangers in your home who may arrive early in the morning.

● Can I accomplish the same thing by just de-cluttering or re-purposing a room? Getting rid of unnecessary junk/furniture may help to create the space you need; or you may find that an unused living room or spare bedroom can be re-purposed to serve your needs.

● Can I afford the subsidiary costs of remodeling? Be sure to budget for any new furniture the remodel may require; and be aware that your insurance, property taxes, and utilities may increase due to your changes.

If, after answering the above you still believe remodeling to be the best approach, here are a few tips.

● Before interviewing contractors, make a list of everything you might want. Try to be as specific as possible when listing the changes or additions you wish.

● When hiring a contractor, interview at least 3, and get references of recent jobs completed, as well as banking and supplier references. Professionals should be able to provide several references of their recent work; those who can’t should be avoided. And in today’s tough economic environment you’ll need to make certain that your contractor has the financial stability to complete the job. Pick a contractor who is likeable. You may be working with them several weeks or months. Go with your “gut.”

● Check the references—all of them. If you can visit a recently completed job, that’s even better.

● Professional contractors will supply a written contract, including the scope of the work, building plans if necessary, and specifications for materials, appliances, and fixtures. They should also provide copies of state and local licenses, and certificates of workman’s comp and general liability.

● Don’t base your selection of contractor solely upon price. The most expensive isn’t necessarily the best, and the lowest price may not ultimately be the least expensive.

● Never pay for a job up front. The risk of losing some or all of your money is too great. The recession has brought out lots of “scammers.” Don’t be taken in by slick sales talk. While large jobs may require periodic payments as work is completed, don’t allow the payments to exceed the work in place. Ask for a payment schedule up front and make sure you understand it fully.

● Ask the contractor to provide Lien Waivers as requests for payment are submitted. Some states allow unpaid workers or suppliers to place liens on homes to collect for unpaid labor or material, causing unsuspecting homeowners to pay for work twice.

Finally, be as flexible as possible. On occasion you may have to compromise and disruptions may sometimes be frustrating. If you can tolerate the disappointments when things don’t go as planned, and if you don’t allow yourself to become stressed over the minor annoyances, your remodel just may leave you with the home of your dreams.

There was 8.7 months of inventory, a buyers market in the City of Worthington (and Riverlea) but that is better than February 2009 when there were 10.1 months of inventory.

Worthington schools restructuring

Worthington schools restructuring only affects middle school students and then not even most middle school students. Just the kids who would now attend one of the four (or five if you count Phoenix) middle schools in the Worthington City School District.

McCord Middle School - Map - 1500 Hard Road, Columbus, OH 43235

Perry Middle School - Map - 2341 Snouffer Road Worthington, OH 43085

The Perry Middle School building on Snouffer Road will still house Phoenix Middle School.

Google Maps seems ahead of the game. Google Maps gave me 1500 Hard Road as the address for Perry Middle School. The snippet of a Google Map here shows Google identifying Perry's address as 1500 Hard Road, Columbus Ohio 43235 rather than the Snouffer Road address. Google is identifying the 2341 Snouffer Road as Phoenix Middle School. Currently both Phoenix and Perry Middle Schools are housed in the building at 2341 Snouffer Road which says "Perry" on the front of the building.

If I understand this correctly the elementary feeder schools that will be affected are Brookside Estates Elementary, Bluffsview Elementary and Granby Elementary. Worthington area neighborhoods that are affected include: Bluffsview, Brookside Estates, Brookside Woods (the part that is in Worthington schools of course, not the part in Dublin), Brookside Village, The Lakes at Worthington, Oldstone Crossing, Smoky Row Manor, The Bluffs, Worthington Green, Worthingview and others.

Perhaps there is concern that McCord will be overcrowded though too, but the FAQ on the Worthington City School site tells projected class size.

Worthington schools restructuring

The NBC4i.com coverage includes a video Middle School Restructuring A Hot Topic Among Worthington Parents and says " Worthington Restructuring - Worthington City Schools is consolidating its middle schools due to declining enrollment."

The Worthington middle schools not affected by the restructuring are Worthingway and Kilbourne.

Psychology is key to selling in today's real estate market

"Psychology is key to selling in today's real estate market"

Is a post on the Psychology Today site saying listen to Broker Bryant Tutas and use "Range Pricing." Range Pricing is sometimes called VRM for Value Range Marketing? Tutas uses Range Pricing and has written about Range Pricing numerous times on ActiveRain a real estate network.

On the Psychology Today blog called Priceless I found home pricing advice from physicist and author William Poundstone.

I found the Psychology Today blog post via Google searching for news with the word Zestimates when I wrote the post "Appraisal Institute says Zestimates suck." Darn it all, I blew it! Bad title. Steve Shatsky a Dallas Texas short sale specialist commented my title shoulda been "Zestimates Zuck." How depressing a missed title opportunity! But enough about me... when I came out of the depression I slipped into over my poor blog title, I went searching Google for news on Zillow's Zesitmates, an AVM (Automated Valuation Model) the Appraisal Institute recently said Zestimates are inaccurate (the Appraisal Institute are too polite and educated to say Zestimates suck or even that they zuck. They said Zillow's Zestimates are inaccurate. Or were. Is the Appraisal Institute dealing with today... Zillow says no, that the study is about the past.

Isn't it all....

"Psychology is key to selling in today's real estate market"

Perhaps Zestimates are NOT always high, Poundstone's piece on pricing popped up for my Zestimate search because he uses the Zestimate of an LA home...

" For what it's worth, Zillow's "Zestimate" for the place is only $2,090,500. "

Only $2,090,500... Poundstone says that like that price on the house would be a steal and maybe it is. That is so removed from Columbus Ohio.

Who knew Psychology Today had blogs, much less blogs that offer pricing strategy for home sellers amid the Therapist Finder and all the anti depressant ads... but there it is:

Home Won't Sell? Try Two Prices Instead of One the post by William Poundstone a physicist and author says:

"There may be a smart psychological tactic for anxious home sellers: List a house with two prices. In Australia, it's been the custom for sellers to do that, giving a minimum and a maximum asking price."

Is author Poundstone recommending your homes Zillow Zesitmate for the high end on your home? The Appraisal Institute says Zestimates are inaccurate I don't know if anyone in the Columbus Board of REALTORS® does Value Range Marketing now... I think Prudential did at one time but that was long ago. In Value Range Marketing in the Columbus Board of REALTORS® MLS would the high price be the Zestimate? Would the low price be the findable price in the MLS? "Psychology is key to selling in today's real estate market" is the subtitle of Poundstones piece on pricing homes.

Worthingway neighborhood

The Worthingway neighborhood in Worthington Ohio was built in the early 1960s. A Worthingway map shows streets now in the City of Worthington including Longfellow, Poe, Hawthorne, Stevenson, Thackery... authors names... great authors names. Other streets if they are writers names they are beyond my literary knowledge, Riley?, Bryant?, Tonbridge and Highgate?

An ad for the Worthingway neighborhood from a Worthington Chamber of Commerce publication from 1964:

The Walter T. Krumm advertisement for NEW homes in Worthingway says the Worthingway neigbhorhood is north of "Worthington Proper"? Worthingway and Worthington Estates were out in the country north of Worthington! The two neighborhoods as well as what is NOW north of them Olentangy Hills, Ville Charmonte and Worthington Square was "out in the country" in the 1960s. It sounds as if the Worthingway and Worthington Estates neighborhoods were in an unicorporated area outside the Cityof Worthington, Worthingway would have been in Sharon Township when it was built.

Today the Worthingway neighborhood is well inside of the City of Worthington.

Columbus home market continues to improve

"Columbus home market continues to improve" according to the Columbus Board of REALTORS®. The official results for January 2010 were reported today. According to CBR "...the 6.2 percent growth in average sale price, indicates a market that is returning to sustainability." The graph is average home prices for the entired MLS. The pricing is for single family and condominiums combined. The CBR says "The average sale price in January was $145,993, up from $137,446 in January 2009"

Columbus schools average home price + 15.6%
Dublin schools average home price + 3.3%
Gahanna Jefferson schools average home price +49.5%
Grandview Heights schools average home price +18.3%
Hilliard schools average home price + 8.4%
New Albany (Plain Local School District) + 18.2%
Olentangy schools average home price +13%
Upper Arlington schools average home price -46%
Westerville schools average home price + 8.2%
Worthington schools average home price +26.9%

Change in homes price by County from January 2009

Delaware County +15.1%
Franklin County + 2.3%

Real Living HomeGard Warranty

There is a new feature in the Real Living HomeGard Warranty for home buyers called "Claim - No - Claim" if the buyer has not placed a claim in the first nine months of the first year coverage they are entitled to heating or air conditioning maintenance service. Up to $100.00.

Not a bad feature...

"Even if nothing breaks, this warranty pays up to $100 toward an HVAC maintenance service."

Home warranties are relatively common feature of home sales in Central Ohio. Often the seller has one in place on the listing to give the buyer peace of mind about the mechanical systems. You certainly still want to do a home inspection but a home warranty can help.

The Worthington school disctrict includes homes in the cities of Worthington and Columbus. Central Ohio school disctrict boundaries were in place before much of the area was developed. Worthington is in Northern Franklin County. The northern school disctrict boundary is the county line.

Big Walnut schools - 66 months
Buckeye Valley schools - 8.3 months
Columbus schools - 10.5 months
Dublin schools - 12.2 months
Gahanna Jefferson schools - 10.0 months
Grandview Heights schools - 7 months
Hilliard schools - 21.4 months
New Albany (the Plain Local School District) - 19.0 months
Olentangy schools - 12.8 months
Upper Arlington schools - 10.1 months
Westerville schools - 7.9 months
Worthington schools - 8.0 months

Is Central Ohio a buyers market? You betcha

Not one school district with less than 6 months. If you look at different price ranges within a school district the market will vary. If you look at just the City of Worthington Corporation there are only 4.9 months inventory. City of Worthington 4.9 months of homes for sale based on January 2009 home sales.

The City of Dublin has a slightly higher inventory of homes for sale than the entire Dublin City School District. With 13.4 months inventory of homes for sale based on January sales than the entire Dublin school area. The City of Hilliard has 24.3 months of inventory based on the most recent sales in comparison. Homes in the City of Columbus, City of Dublin or unincorporated areas in the Hilliard school district. The Village of New Albany has 16.3 months of inventory vs. 19.0 months of inventory in the school district. Powell's months of inventory of homes is virtually identical to the months of inventory

The Columbus City School District is huge and diverse. One Columbus neighborhood or group of areas, the Clintonville / Beechwold area has 8.6 months of inventory, so lower than the school district on a whole. Clintonville will recover (become a neutral or sellers market ) more quickly than many other areas in Columbus schools.
