How does the Worthington real estate market compare to the Columbus Board of REALTORS mls? With 6.3 months of inventory the real estate market through out central Ohio is more balanced than the market in Worthington.

The homes here are single family resale homes in the Worthington City School District. The Worthington school district in northern Franklin County includes homes in the City of Worthington as well as homes in the City of Columbus, homes in the Village of Riverlea and homes in unincorporated areas in Perry and Sharon Township.

Worthington real estate a market report for January 2013

Homes for sale 86 vs. 145 in January 2012

The Current number of months for sale vs. the number of months of inventory for sale in January 2012 is down
44.4%. Home sales in Worthington were only up 6.7% from January 2012, a differnence of two properties. The number of homes for sale is down 40.7% from a year ago.

A sellers market - Worthington home prices

When inventory goes down prices should go up. The January 2013 average list price of $240,000 is up 5.7% from January 2012. Average and median sale price of Worthington homes were not up in January 2013. The average sale price of a home in Worthington schools in Januay 2013, $222,000 was down 0.4% from January 2012. The median sale price of a home in Worthington was down 5.9% at $206,000. Home sale prices should start going up in Worthington.

The number of days on market for a Worthington home to sell is down 24.8% from last year. Days on market is 85.

This is a Re-blog of Spencer Rascoff COO of Zilow post about their recent report of US Home Value Appreciation for the first quarter of 2009.

I have a post that will focus on Central Ohio (the value of homes in the Columbus MSA) written and ready to go.... real estate is local.

Via Spencer Rascoff (Zillow):

There's an interesting thread in Zillow Advice right now discussing whether we're at a bottom in the housing market. And the discussion is very timely because today Zillow released its 1st Quarter Home Value Report, detailing what is happening to home values in 161 cities. It's by far the most comprehensive report about the housing market in terms of its breadth and depth. True, individual Zestimates have their issues (more about Zestimate accuracy), but the Zillow Home Value Index is very reliable because it has enough aggregated data to wash away inaccurate Zestimates -- in other words, statistically speaking, for every Zestimate that's too low, there's another one that's equally too high, so the ZHVI is highly reliable.

So, what does the data say?

First a reminder about methodology. Zillow's reports speak to the value of almost every single home in the country, not just those that sold in the period. This is a very improtant distinction, especially in the current market environment in which less expensive homes have become a much bigger part of the market than traditionally. As a result, data that reports on median sales price (e.g., NAR's data) is very unreliable and dramatically overstates the level of decline to the typical homeowner. I previously discussed the unreliability of median sale price here.

OK, here are the highlights -- er, the lowlights, I mean:

the USA ZHVI (the median value of almost every home in America) declined 14.2% in 1Q09 versus 1Q08, the 9th straight declining quarter

Americans lost about $700 billion in home values in the 1st quarter alone

1 in 5 American homeowners (20.4 million homes) are now underwater on their mortgage

Was there any good news?

A few markets were bright spots, including Fayettville NC (military bases) Oklahoma City (solid local economy) actually gained in value

Some markets that have been very hard hit (e.g., Los Angeles and San Diego) are no longer increasing in the rate of decline. In other words, although home values are still declining there, they're not declining any faster than they already had been declining. So things are still bad, and getting worse, but not getting more worse. I guess that passes for "good news" nowadays.

And now for the really bad news:

There is a massive amount of "shadow inventory" waiting to come online. Specifically, 12% of homeowners say they're "very likely" to put their home on the market if there was evidence that the market was turning around. Another 8% were "likely" and another 12% were "somewhat likely". In short, there might be another ~20 million homes waiting in the wings to come onto the market as we see signs of a recovery. When asked what "sign of recovery" they needed, 71% said "increasing home sales in my neighborhood". That's a massive amount of potential new listings, when considering our current ~4 million listings. To be fair, some of the current 4 million would have been sold before those new sellers come on the market. But the point is the same: as I said in Forbes, this is going to be an L-shaped recovery. New listings are going to come onto the market rapidly as soon as people believe we've bottomed, and the new listings will sop up what little new demand there is.

Sorry to be a party-pooper. I'm not going to spin things overly positively or overly negatively. I'm just calling it like I see it.

Tub vs. Shower

Tub or Shower?

Today on Inman News Illyce Glink had a very entertaining column .... bath or shower...It started out I believe with a question from older people who wanted to take out a bath tub in their home and replace it with a shower. Would this ruin the value of the home? Should they crawl over a tub each day to preserve that value or have a convenient walk in shower installed? A question about value of real estate, of the value of bathroom fixtures turned into a question of bath vs. shower?

You gotta love the letter from a Texas appraiser with the sentences: "Baths are fine as a method of getting cleaner than before, but you are seated in water that is polluted by skin flakes, dirt, deodorant, makeup and whatever. After stepping out of the bath and toweling off, some pollutants remain all over your body."

Ick...all over your body?

and

"Showers pound the body with clean water that immediately runs off down the drain carrying what ever can be loosened. Thus, after toweling off you are cleaner."

OK!

Trulia.com (a national search site) put out a trend report this week. The average home listed in Columbus (just on their site I believe) had 2.9 bedrooms and 1.8 baths. That's averaging! I like Trulia.com but their 2.9 bedrooms and 1.8 baths tickles me.

Our Central Ohio multiple listing service (agent to agent information re: property, that becomes the ads (listings) consumers read on the internet search sites..(MaureenMcCabe.com, HERRealLiving.com, Trulia.com, Realtor.com etc where you see homes) the bath count goes, 1 bath, 1 1/2 bath, 2 baths, 2 1/2 baths, 3 baths.... we don't have .75 baths as some markets do and no .8 bathrooms..

Edit* January 2013 link no longer worked, so I broke it. Closing comments on this old post due to spam. I would never have known about a long comment in some other language if a California real estate agent (member of AR) had not left a creepy sexual comment on an old, old post about bathroom fixtures. So I guess I should say thanks or ick.

Home prices in the W. Worthington area. The West Worthington area is the 43235 zip code in north-west Columbus.

Real estate prices in the W. Worthington area November 2012

Average "for sale" price - $264,000
Average sold price - $249,000
Median sold price - $223,000

The Columbus, Ohio 43235 area is divided into three central Ohio school districts:

Columbus real estate home prices - average sold price $118,000

Dublin real estate home prices - Average sold price - $337,000

Worthington real estate home prices - Average sold price $204,000

The Columbus, Dublin and Worthington home prices are sold for the entire school district in November 2012.

The average sold price of a home in the area was $249,000 in November 2012 compared to $169,000 in November 2011.

The Kroger in Worthington

This is an old photo taken by Don O'Brien who posts photos on Flickr as dok1 . Please visit his Flickr photo stream to walk the Worthington Streets in a series of photos he took in the 1930's and 1940's, growing up in Worthington. This photo is used with his permission.

In the comments on Flickr on O'Brien's photo titled "Uptown Worthington, Ohio 1939" someone asks where was the Kroger store? Does anyone know? O'Brien says there was an A&P in Worthington too. To me and my magnifying glass it looks like the A&P was two doors down. Or am I imagining it says "Atlantic & " above the semi truck in the photo?

Today's Worthington Kroger is all the way up in Worthington Square... just south of 270. The corner of W. Wilson Bridge and High St. would have been way out in the "boondocks" when Don O'Brien grew up in Worthington. On another photo on Flickr O'Brien mentions Worthington ended at North Street (the original northern boundary of the Village of Worthington) and shows a photo of the countryside north of Worthington, including in the photo the Methodist Children's Home.

When I moved to Central Ohio there was the IGA on the south east corner of High St. and North St. in Worthington. That store became the Super Dooper in the early 1990's, walkable from lots of Worthington neighborhoods. The Super Dooper was razed and is now the site of the CVS Drugstore that opened in 2008. Wouldn't a grocery store walkable from neighborhoods like Old Worthington, Wilson Hill and Kilbourne Village be wonderful?

Calling The Shops at Worthington Place? Their phone number is (614) 841-1110, really.

The Shops at Worthington Place was callled Worthington Square and the Worthington Mall but the Worthington shopping area on W. Wilson Bridge Road was renamed The Shops at Worthington Place when "the mall" was redeveloped.

The office at the mall

Recently I had a woman (whom I have met more than once) call and leave me a message on my voice mail. The voice mail for my phone number, which has nothing to do with "the mall" in Worthington by any name. The message she left was just to call her. When I returned her call she asked me if I was in the office in the mall.

"What mall?" was what I responded. The HER Realtors office I work in NOW* is kind of a strip mall... No it's really more just a strip than a mall.

She said "The Shops at Worthington Place."

There is no HER Realtors office in "The Shops at Worthington Place" so her question confused me. Downtown Worthington is not a mall. I told the woman "there is no office in the Worthington Mall." I have not worked in the Worthington HER office on High St in Old Worthington for nearly a year. I worked in the Worthington HER office on N. High Street from 1995 to 2011 a couple of blocks south of the Worthington Mall.

Confusing. At some point I realized the woman who called me was not asking about an HER Realtors office, but the office at The Shops at Worthington Place. The office for "the mall" now known as Worthington Place or the "Shops at Worthington Place." I told her she was confused, I was not "the mall." I did not have "the malls" phone number handy or I would have given her the phone number.

It would have been quicker.

"The mall has your phone number on their site..."

The caller told me to check the mall's website: The Shops at Worthington Place. She was insistant the mall had my phone number on their site. That's why she called me and left me a message to call her back. I assured her the mall was NOT giving out my phone number.

Of course, I still looked after I was able to get off the phone with her. Looking at the contact page on the website for The Shops at Worthington Place, I do not see my phone number, I see the phone number for The Shops at Worthington Place which is (614) 841-1110.

I called (614) 841-1110. I went into a voice mail. It said a woman's name and that she works for The Shops at Worthington Place. I did not leave a message. The mall's published number is the number to call and that is (614) 841-1110.

Google's got the number right

Google's got it right. Google says the phone number for The Shops at Worthington Place is (614) 841-1110.

It's all there, the address, the correct phone number, a map, a link to the mall website.

My phone number is not there... I think the caller was just confused.

I was at The Shops at Worthington Place last week. It... er "the mall" is beautifully decorated for the holidays. I know a woman who works at The Shops at Worthington Place, office part time.

I have written about The Shops at Worthington Place and businesses at "the mall" on both WorthingtonOldAndNews.com and ColumbusBestBlog.com but I am not trying to redirect their business to my phone number.

What would be the point of that? :- )

The graph shows average home prices for the past 15 months in the Worthington City School District. The green line is average "for sale" price. The red line is the average sale price. The graph and market report below are for single family resale listings in Worthington schools only. This does not include condominiums, multi family homes or new construction listings in the Columbus Board of REALTORS mls (multiple listing service.) The November 2012 average sale price was $204,000.

The average "for sale" price of a Worthington single family resale listing was up 2.1% from November 2011. The average sale price of of a single family resale home in Worthington schools was up only 0.5% from a year ago. The average sale price of a Worthington home (single family resale in the Worthington City School District) was $204,000 in November 2011.

The median sale price of a home in Worthington schools in November 2011 was $191,000 and this November the median price was $181,000.

Franklin County homes sold within 97 % of their last list price on average in November 2012.

Home sales in Worthington in November 2012 were 67.6% from a year earlier. The number of Worthington homes for sale was down 27% from November 2011.

What's New in Worthington? Pies & Pints!

What's NEW in Worthington?

Pies & Pints opened at the Shops at Worthington Place last week.

The menu is available on their website Pies & Pints .

Heads up in case of a pizza emergency, the web address is not what you'd think. The Pies & Pints web address (domain) is www.piesandpints.net

Notice the .net if you use .com and you will be looking at Seattle pizza. Writing a post on ColumbusBestBlog.com about a VIP foodie blogger event Worthington Welcomes Pies & Pints, I had it linked the post link to the Seattle site. Duh!

Pies & Pints opened at the Shops at Worthington Place, pies are pizza of course... and pints means beer, but you knew that you are smart.

What kind of pizza is Pies & Pints....

I love pizza but I am NOT a big pizza eater or beer drinker. I ate a lot of pizza. It is very, very filling pizza. Pies & Pints is very cheesy pizza. Personally I admire cheesy in a pizza. Pies & Pints pies are very gourmet pizza. One of the owners, Rob Lindeman stressed that most everything is made onsite. They make the foccacia bread to make the croutons for the salad. They do not make the tortilla chips for the nachos and there was something else they don't make on site but I forget (and lost some of my notes) what the second thing is.*

The Pies & Pints pizza crust is substantial.

I tried the Grape Pie. The menu says it's

"The Grape Pie is Red grapes, gorgonzola & fresh rosemary"

Gourmet huh? I thought there was ginger in the 'Grape Pie' too. I also tried the Chipotle Chicken Pie. The Chipotle Chicken Pie was hot. Spicy hot. That second piece was too much for me. Pies & Pint's pizza is very filling. Substantial.

I can't believe I ate the whole thing...

I ate most of two pieces. The pie shaped wedges, Pies & Pints do not cut the pie in squares as some Columbus pizzerias do... and a little salad ...did I stop there? No... I noticed looking at their menu that they had gluten free items. I ate a whole gluten free "pie" too. Pies & Pints is not the best gluten free pizza in town in my humble opinion but I polished it off. I have been craving it since. Not so much the crust as the topping.

I will write a post on ColumbusBestBlog.com about what the best gluten free pizza in Columbus is. Or my favorites anyway, for my gluten free bretheren. I suddenly remembered what Pies & Pints do not make on site, the crust and the bread for the gluten free sandwiches. Duh!

Pints...

I did NOT try any beer at Pies & Pints but enjoyed Beer Czar Ryan Hastings talk about beers. Pies & Pints has a beer list that is downright entertaining. Beer names include:

'Founder Dirty Bastard' from Grand Rapids MI
'Thirsty Dog Stud Service Stout' from Akron OH
'Fat Heads Sunshine Daydream' from Cleveland OH

There were beers from California and other states outside of the Great Lakes region on the massive beer list at Pies & Pints as well.

I can’t wait to read posts on the real foodies blog’s about their impression of Pies & Pints.

Pies & Pints is at the Shops at Worthington Place on the north-west corner of High Street (Route 23) and Wilson Bridge Road. The location within the mall is the north-east part of the mall, the entrance is on the outside of the mall.

Pies & Pints has two shops in West Virginia and this new one in Worthington. It is not food you are going to say, the pizza is like another pizza in central Ohio. You will have to "GET SOME!" yourself.
