Riverlea to become part of Worthington

Riverlea to become part of Worthington?  There is oppositon to the Annexation of The Village of Riverlea.

Against the Annexation of The Village of Riverlea

That could be shocking news for those who did not realize Riverlea is NOT a subdivision in Worthington. There was a Columbus Dispatch article I read that said many who live in Riverlea at some point became aware that Riverlea was not part of Worthington.

Annexation of Riverlea by Worthington is on the November 2011 ballot.

I got to interview the Opposition Forces to the Riverlea Annexation, Gregory Bonk.   His website is:  Against Annexation

1. Who gets to vote on annexation? Riverlea residents? or Riverlea and Worthington residents?

Both Riverlea and Worthington Residents will be voting on the issue. It appears as issue #60 on the ballot

2. How organized are the opposition forces? What are they willing to do? Are there Worthington residents opposed to annexing Riverlea? What’s in it for them (Worthington residents), either way? Can you say who other than you are opposed to annexation to Worthington?

“We” at the moment is really only “I” and a couple of other residents that have openly expressed opposition. I’m just a Riverlea resident that wants to make people aware that there is another side. I started this because I was surprised by the number of villagers that I talked to sounded like that being annexed by Worthington was the only option and they had resigned to the inevitability.

3. The population of Riverlea is what 425? If Worthington residents are for annexation does it matter if a percentage of Riverlea residents do not want to be annexed?

Both Riverlea and Worthington must separately pass the annexation with a 50% + 1 vote. If either Riverlea or Worthington do not pass the issue then the annexation will not happen.

4. Your website says “Protect our property values” the real estate agent in me can not help but ask if the value of properties in Riverlea will go down if the village is annexed to the city of Worthington? Are the vacant lots in Riverlea worth more if Riverlea remains a village?

There are a lot of factors that determine property value. I have what is currently a buildable lot without any request for a variance. The “build-ability” may or may not be effected or possibly require a variance if we become part of Worthington due to the zoning that will be assigned. Additionally, I’m concerned with the possibility of changes in traffic through the village. When the village was first founded the council intentionally blocked side streets into the village, even Olentangy Blvd was blocked for a time. It’s not the Worthington’s Council intent to ever open up streets but if we become a part of Worthington, they would have the right to do that.

5. Does Worthington want to annex Riverlea? If Worthington does not annex Riverlea but the majority of Riverlea does not want to be annexed will those who want to be annexed consider annexation to Columbus? Is City of Columbus the boogie man?

It is difficult to know if the majority of Worthington is supporting or against Riverlea being annexed. The election will certainly bring that to light. A group of villagers certainly could circulate a petition to join Columbus, and then this would start all over again.

Contact Gregory if you are interested in joining the Opposition Forces, those opposed to annexation to Worthington.  You can contact him through a Facebook page:

* I am not sure if Greg gave me permission, but you gotta love the sheep...  Riverlea would have looked like that in the 1920s?  1930s?  Before?

Riverlea home prices brought to you by Maureen McCabe of Real Living HER

Riverlea home prices

The graph is active and sale prices for Riverlea for the past 15 months.  What does the Rivelea home prices graph tell you?  Mostly the graph tell you that Riverlea is dinky.  Reallly, really small.  There are five homes on the market.  Nothing sold in the Village of Riverlea in February 2011 according to the Columbus Board of REALTORS® MLS (multiple listing service.)

This graph is just single family homes.  A graph for Riverlea condos would be even more useless... but there is a condo on the market in Riverlea... or two?

Trendgraphix made changes recently because of changes in the Columbus Board of REALTORS MLS and for now the graph I was able to pull says it is "Riverlea Twp"  There is no Riverlea Township in Central Ohio.  It looks like the number are the Riverlea Corporation Limit. I believe Riverlea is an incorporated village.  Riverlea is a Village in the Sharon Township.  Riverlea is in Worthington schools and homes have a Worthington, Ohio 43085 zip code.

The same was true for Worthington, there is no Worthington Township but I was able to create a  home price graph for the City of Worthington (the Worthington Corporation) using Trendgraphix info for Worthington Township. In our MLS (multiple listing service)  the data field for townships and municiRiverleapalities is one field.

Riverlea home prices a market report - February 2011

That's it... that's about all there is to say about the real estate market in February 2011...

Riverlea is not a rectangle

In my mind Riverlea has four sides.  Three sides touch Worthington and the westside is of course the Olentangy River.

I made this map so it may not even be totally accurate but Riverlea is no rectangle.

Riverlea a tradition of confusion

City of WorthingtonRiverlea a tradition of confusion

People think Riverlea is a lovely Worthington neighborhood.  Riverlea is not a Worthington neighborhood yet. Riverlea is seeking annexation into the City of Worthington.

Riverlea is not a Worthington neighborhood yet.

I'd missed reading Dispatch Politics article about the possibility of Riverlea being annexed to Worthington.   People are quoted as not realizing Riverlea was NOT Worthington.

In  Time to Join the Fold by Mark Ferenchik.

Ferenchik quotes Riverlea residents in December 2010:

"I thought it was Worthington."

Three people who bought homes in Riverlea, a sleepy village hugging the Olentangy River, all said something to that effect last week when asked what brought them to the community."

The Village of Riverlea was established in 1939, much later than the Village of Worthington in 1803.  Riverlea has a Village Council and a Mayor. Village of Riverlea sign

Can you read the sign?  Village of Riverlea.  It is a real Village, not a neighborhood named "Village."

Riverlea is one of very few real villages left in Central Ohio.  Things named "Village" now that's another matter.

If you are reading this on 'Worthington Old and News' and are confused...  there are  neighborhoods described as "Worthington schools, Columbus taxes."  Areas in the Worthington City School District but not in the City of Worthington.  There are lots of neighborhoods in the City of Columbus and unincorporated areas that are in Worthington schools.

Riverlea is not a Worthington neighborhood yet...

Riverlea is not a Worthington neighborhood yet...

Village of Riverlea signIn 'Riverlea a step closer to being annexed by Worthington', Dean Narciso of the Columbus Dispatch writes of the steps in the annexation process the village will go through.

Riverlea is not a Worthington neighborhood

It's hard sometimes to remember that Riverlea is not a Worthington neighborhood.  Riverlea is a separate village on the Olentangy River surrounded by Worthington on three sides... kinda sorta.  Riverlea is not quite rectangular.

Until recently our MLS area (the Columbus Board of REALTORS multiple listing service ) had an area which was City of Worthington and the Village of Riverlea.  MLS areas were done away with recently.  Riverlea was lumped in with the City of Worthington while other areas in the Worthington City School District in the City of Columbus and unincorporated areas were in different MLS areas. In the 1990s Riverlea was in an MLS area for unincorporated areas of northern Franklin County.  It was in an MLS area with much of Worthington Hills, Worthington Estates and other little pockets of homes outside the corporation limits of Columbus or Worthington.

Life in the Village of RiverleaCity of Worthington

Riverlea has a Worthington mailing address... so do other neighborhoods not in the City of Worthington too, Riverlea is in the 43085 zip code.  So are some Columbus neighborhoods along the west side of the Olentangy River.. in the 43085 zip code.  There are  neighborhoods north of 270 in the city of Columbus in the zip code too.

Riverlea is in the Worthington City School District and so are other neighborhoods in the City of Columbus and Perry and Sharon Townships.

Riverlea has Worthington police and fire service.  Riverlea looked at contracting with the Sharon Township Police a few years back as I recall.

Riverlea is not a Worthington neighborhood yet...

What happens if Worthington spurns Riverlea?  Annexation to Columbus?

Worthington and Riverlea crossing the border

Riverlea signCrossing the border between Worthington and Riverlea - illegally it seems in some cases.

Last week the  Columbus Dispatch covered an issue with people crossing illegally (cutting through yards) to get to Worthington from Riverlea.  The two Columbus Dispatch articles by reporter Dean Narciso say it's been an issue for 20 years at least.

Columbus Dispatch December 14, 2009 - "Cut off at the pass between Riverlea and Worthington"

Columbus Dispatch December 17, 2009 -  "Neighbors seek solution for Riverlea cut-through spat"

Did I mention the articles are written by Dean Narciso?  My favorite Columbus Dispatch reporter?

Not from around these parts?  Riverlea and Worthington are two separate communities.  Riverlea is surrounded by Worthington on three sides and the Olentangy River on it's fourth. The Village of Riverlea is not really a square... but it is not as crazy a shape as some Central Ohio communities.  Riverlea does not have tentalcles like the City of Columbus.  The Columbus Dispatch has a map which shows the shape of the Village of Riverlea.

The present owner of one of the two homes affected has been carrying extra insurance, putting down gravel for 9 years.  The new owner of the other home is an investment group.

The Worthington - Riverlea North Border... W. Riverglen Drive

The owners weren't told when they bought their property that Riverlea  kids cut through the yard to get to school.  Nine years ago, they discovered they were on a busy route to Worthington for Riverlea kids?  Maybe Worthington kids from further south too... there is more Worthington South of Worthington and wouldn't through Riverlea be the fastest ways for Colonial Hills kids to get to Thomas Worthington cut through the yards to get to the schools in Worthington.

Cutting across private property no matter where they live.City of Worthington sign

The preferred route for years from the sound of it?  Up the shared driveway between two homes on Riverglen Driver and through the backyards, through a gap in the fences to Pioneer Street, to Evening Street and onto their Worthington schools.

Gee I never knew that!

The kids other walking options?  Walk south to Olentangy Boulevard and then west on South to Evening Street and sidewalks (?) up through Worthington to the schools. Or walk up the sidewalk on High Street.

Worthington Kids - Riverlea Kids - other issues.

Dog poo... so it sounds like it is more than kids walking to school who've used the gap to get to Worthington.

There is a picture in the December 14, 2009 Columbus Dispatch article of some kids jumping the fence and a picture of the recently erected "No Trespassing" sign.

According to the Columbus Dispatch others on the street may allow a cut through to the other side?

My sign photos?  The Riverlea sign is not the one on W. Riverglen Drive, it's the sign on Southington.... but that's OK the Worthington sign is over on Linworth Rd.... they are  just used to here to represent the two communities.

Worthington and Riverlea share police, fire, school district....

FTC disclosure?   Nah, not necessary.  Dean Narciso is my favorite Columbus Dispatch reporter...but he does not have to pay me to say that.

Is Riverlea walkable?

I always feel bad when I look at Riverlea on the Walk Score website because I sold a house to a couple who are walkers a few years back....  I met them at an open house in Old Worthington and we talked about neighborhoods.  I suggested Riverlea.  Leaving my open house I drove through Riverlea and saw them walking.

I talked to them on the phone a few days later and they said they did not like Riverlea.  Yet when it came time to look they looked at homes in  Worthington, Clintonville and Riverlea.  To make a long story short she came to town in the summer and fell in love with a Riverlea home very close to the Olentany River.  The closer you get to the river the longer the walk up to High Street.. or would you meander north along the Olentangy Blvd. and then  through Worthington residential areas and then walk east until you hit the shops, post office, banks and restaurants on High Street ?

Their purchase was before modern conveniences like Walk Score. They just hiked up to La Chatelaine, the Worthington Inn, Scottie MacBean from Riverlea to see how that worked for them.

A Dover Ct  address (which shall remain anonymous)
Walk Score: 49 out of 100 —  Car-Dependent

A Carrington Ct. address (anonymous too)
Walk Score: 57 out of 100 —  Somewhat Walkable

It's a mile from the Carrington address to the Kroger Store at Graceland.  From the Dover Ct. address it is only .89 miles to the Kroger....  It is however about a quarter mile further to the liquor store at Sharon Square (first listing under stores for both Riverlea addresses...) trade offs...

Walk Score considers most of the City of Worthington and the Clintonville area very walkable...

Riverlea is a Village surrounded by the City of Worthington on three sides and the Olentangy River on the west.  Riverlea is in the Worthington School District (as are a number of homes in Sharon and Perry Township and the City of Columbus.)   The Village is serviced by Worthington police and fire.

Does walkable matter to you? A poll.

Riverlea is pronounced River - lee

RiverleaUsually.

Most people pronounce Riverlea, River-lee but occasionally you hear someone pronounce it "River-lee -a."   I went to a function on the Worthington Green once and a Riverlea resident and dignitary at the event pronounced his village's name as River-lee-a.

Riverlea is a village in Central Ohio... Riverlea is an enclave....  I think.  I learned the word enclave from Wikipedia, an enclave is surrounded by another city.  Riverlea is surrounded on three sides by the City of Worthington... the west side is on the Olentangy River.  The village's website says Riverlea is a non- charter village.

Their website gives these directions for finding them:

"Riverlea is located North of Columbus and South of Downtown Worthington. The only roads into Riverlea are Southington Avenue and Riverglen Drive, both off High Street and off Olentangy Boulevard which connects to West South Street. "

You can not miss it...  Riverlea.

Of course those are the only two entrances from High Street... but you can "sneak" in on Olentangy Boulevard from Worthington... from the north...

Riverlea is in the Worthington School District.

Riverlea is served by Worthington police and fire.  A year or so ago Riverlea looked at other options for police and fire but stayed with Worthington.

Riverlea is totally residential.  No shops, no restaurants...  Riverlea is  just a short walk to Old Worthington.

Riverlea Website

Homes in Riverlea are mixed in with Worthington in our MLS  (the Columbus Board of Realtors mulitiple listing service.)
