This graph shows home prices in the City of Worthington for the past 15 months.  The green line is list price, the average price of a home for sale in the city.  The red line shows average sale price of a Worthington home for the last 15 months through the ind of February.

Compare the City of Worthington home prices to the prices of homes in Worthington schools, for the same time period.  The average sale price of a home including the whole school district was $198,000 in February 2012.

• Average active (list ) price -$262,000
• Average sale price - $222,000

February 2012 home sales in the City of Worthington were up 71.4%.  Inventory is way down.  Inventory of single family homes is down 32.2% from February 2011.  Based on February 2012 sales the months of inventory available is down 60.5%, that's a seller's market and prices should start going up .

Average sale price is down 8.6% from February 2011, the average list price is down 4.7% from a year ago

The graph shows home prices for the Worthington City School District for the past 15 months.  The average single family home price in the school district is down to $198,000.

Average sale price - $198,000

The average list price of a single family home is exactly the same as in February 2011.  The average sale price of a Worthington home is down 4.8% from February 2011.  Home sales were up and inventory is going down in Worthington schools so home prices should go up.

Worthington homes neighborhoods

The Worthington City School District includes homes in the cities of Worthington and Columbus.  Homes in the Village of Riverlea are in Worthington schools.  Homes in unincorporated areas in part of Sharon and Perry Townships are in the Worthington school district.

Neighborhoods in the City of Worthington include Colonial Hills, Old Worthington, Worthington Estates and Wilson Hill among many others. Neighborhoods in the City of Columbus and Worthington schools include Olentangy Highlands, Stilson Highlands, Summerwood and Worthingview and many other neighborhoods. The graph shows months of inventory (homes for sale) available in City of Worthington (COW) for the past 15 months.  In my opinion this graph looks like the market is vastly improved in the City of Worthington market. Duh! Looking at homes in Worthington, so are other people. You are not in a vacuum. It is important not to be fooled by the overall market in Central Ohio, the market in Franklin County, Ohio or the market in the whole school district if you really want to buy in the City of Worthington.

Inventory often goes down in the fourth quarter, people take their homes off the market for the holidays or because of the weather.  This is an excellent time to put a Worthington home on the market, not a lot of competition. 

Compare City of Worthington homes for sale to Worthington schools homes for sale  the school district numbers include City of Worthington properties.   There is a 6.0 Months of Inventory (homes for sale) in the school district.

October home sales in the City of Worthington were up 70% from October 2010.  The number of homes for sale in the City of Worthington is down 39% from a year ago.  Higher sales and lower inventory combine to make the Months of Inventory (City of Worthington homes for sale) down 64.1% from a year ago, with 3.6 months of homes.

While the map searches are centered on Worthington the homes may be in the cities of Worthington or Columbus, or Riverlea a village or in Perry or Sharon townships. In addition I see the RealBird search offering listings in nearby zip codes, which are definitely not COW (City of Worthington.)

This graph and market report are for single family homes in the Worthington City School District.  There is only a 6 month supply of homes in the area, that is considered a balanced market, neither a sellers market (lots of buyers and  few homes for the buyer to choose from, seller has the upper hand) or a buyers market, (lots of homes for sale, buyer has the upper hand.) 

Inventory is traditionally lower in the third quarter of the year. People take their house off the market for the holidays or because of the weather.  It can be a great time to sell a home because there is less competition.

In September 2011 there were 67 homes for sale in Worthington (in the Worthington Corporation.) In September 2011 there were 15 homes sold in Worthington.  If you look at September 2010 in the graph there were 101 homes available.  Inventory in Worthington is way down.  A year ago 14 homes sold in September.

This graph shows single family home sales in the Worthington City School District for the past 15 months.  Sales are up!  There were 51 homes sold in September in comparison to 31 in September 2010. Sales have been up over 2010 for the past three months.   Inventory (the light green bar) is lower than a year ago too.

The graph shows home prices for single family homes in the Worthington City School District for the past 15 months.  The average active price of a home in the area was $249,000 in August 2011.  The average sale price of $221,000 was down from July 2011 and down from a year ago.

The average active price of $249,000 in Worthington schools in August 2011 was down 3.5% from a year ago.  The average sale price of $221,000 was down 4.3% from August 2010.

The August 2011 median sale price of a single family home in Worthington schools was $190,000.  That is down 14.8% from a year ago.  Median sale price is not shown in this graph.

Riverlea is a small village in the Worthington City School District.  Riverlea has a 43085 mailing address.

Columbus, Ohio 43085 homes in addition to homes in the city of Worthington and the Village of Riverlea, a little piece of Columbus north of 270 and a bit of Columbus west of Olentangy River Road and assorted unincorporated bits and pieces have this mailing address and are in the Worthington City School District. Neighborhoods in addition to City of Worthington properties include neighborhoods such as Deercreek, Olentangy Highlands, Village at Worthington, Worthington Trace,  Worthington Woods and many more neighborhoods.
