The 6173 Frankling County, Ohio homes for sale is down from both August 2011 and September 2010. 

The graph is Franklin County single family homes only, the graph does not include condos.

Home sales were up 2.7% in Franklin County Ohio in comparison to a year ago, 730 vs. 711. September 2011 home sales were down  22.7% from August 2011, we are seasonal!

The graph shows Franklin County Ohio home prices for the past 15 months through August 2011.  This graph and market report are for single family properties only.  The August 2011 average sale price of $172,00 is the highest we have seen in 15 months.  The average sale price of a home in Franklin County was $166,000 in August 2010.

Average Franklin County active (list price, the "for sale" price) is virtually unchanged since April 2011 at $192,000.  The average active price was $194,000 in August 2010.

The average active price in Franklin County in August 2011 of $182,000 was down 1.6% from a year ago.  The average sale price of $163,000 is up 2.5% from August 2010.

The August 2011 median sale price of $125,000 for single family homes in Franklin County was down 7.4% from a year earlier.  Median sale price is NOT shown in the graph.

The inventory of Franklin County homes for sale  represented by this graph are single family homes. The 7.5 months of inventory is down 21.6% from July 2010 when there was 9.5 months of homes for sale at the rate they were selling.

The average sale price of a single family home in Franklin County in July 2011 was up 5.6.1% from July 2010.

The median sale price was up 15.2% from last year. 

The average Franklin County home sold within 95% of the final list price in July 2011.

Last month the Columbus Board of REALTORS said the homes put in contract in June were way up. "Columbus Board of REALTORS: in contracts UP 54.6%" the majority of those contracts should close in July or August.  Maybe some will slip into September.

Active (list) prices are not rising... as much... well except April and May 2009.  I am paying more attention to the red line in the graph for Franklin County - homes sold, Franklin County home prices are rising.

Friday Chris Svec, the Vice President of New Market Development for Real Living, Inc. tweeted:

CSvec: There is a 7.4 month supply of homes on the market in Columbus, OH - a 3 year low! And prices are on the rise.

The 7.4 months is all of the counties covered by the Columbus Board of REALTORS® MLS (multiple listing service) including Franklin County.

Franklin County Ohio home prices are rising in many areas, school districts and suburbs.  Not all, many, It's that supply and demand thing.  Inventory levels  are down in many communities on the north side of Franklin County:

  • Clintonville - a north Columbus neighborhood -  3.3  months of inventory based on sales (MLS area)
  • Dublin - a northwest Columbus suburb - 5.7 months of inventory based on July sales (school district)
  • Gahanna - a northeast Columbus suburb - 9.1 months of inventory based on sales
  • Grandview Heights  - a suburb just northwest of downtown Columbus  3.6 months of inventory based on recent sale (school district)
  • Hilliard a northwest Columbus suburb  3.8 months of inventory based on sales (school district)
  • New Albany - a northeast Columbus suburb  -  7.8 months of inventory based on sales (the Plain Local School District)
  • Upper Arlington - a northwest Columbus suburb -  6.1 months of inventory based on sales (the Upper Arlington School District)
  • Westerville - a northeast Columbus suburb 4.9  months of inventory based on sales (the Westerville School District)
  • Worthington - a noth Columbus suburb -  5 months of inventory based on sales (Worthington School District)

I am able to create a graph for each Franklin County school district, area or suburb or even ZIP code showing whether prices are rising but I won't.  Here.
