The Columbus Board of REALTORS, "the voice of real estate in Central Ohio"  spoke today... about May 2011 home sales, today.  May 2011 homes sales results were released to members and the press.

"Home prices continue to inch up, with May’s average sale price up 2.6 percent over April. However, May’s average sale price of $158,191 was down 4.7 percent from the same period in 2010."

 

The entire Columbus Board of REALTORS® mls (multiple listing service) includes all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties, and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, Muskingham, Perry and Ross Counties.  The Columbus Board of REALTORS mls chart on the pdf (link above) shows the following about Average Sales Price in May 2011 vs. a year ago:

Columbus schools Average Sales Price $95,000, down 17.4% from May 2010.

Dublin schools Average Sales Price $333,000, up 8.1% from May 2010

Olentangy schools  Average Sales Price $296,000, down 17.3% from  May 2010

Westerville schools Average Sales Price $206,000, up 7.3% from May 2010

Worthington schools Average Sales Price $219,000, up 1.4% from May 2010 

Columbus, Ohio real estate, single family home prices by County for May 2011

Delaware County home prices Average Sales Price $264,000, down 7.7% from May 2010.

Franklin County home prices Average Sales Price $154,000, down 9% from May 2010.

Columbus REALTORS® say "Central Ohio home sales growing"

Real Living HER Columbus Ohio real estate That's a quote "Central Ohio home sales growing" is how the Columbus Board of REALTORS® reported March 2011 sales to members and the media yesterday. 

The Columbus Board of REALTORS ® says Central Ohio home sales growing... over last month, March 2011 over February 2011. 

"The 1,487 homes sold last month was 31.8 percent higher than the previous month’s sales of 1,128. Year to date sales of 3,678 lag 2010."

Central Ohio home sales growing over 2009...  according to a press release.  2011 home sales are down  "by 7.9 percent, but are still 6.9 percent ahead of the 2,178 homes sold in the first quarter of 2009. "

The big difference last year was the tax credits for nearly everyone who bought a home.   There was a tax credit in 2009 too, for first time buyers.

"Central Ohio home sales growing" it depends on how you look at it....

The media is telling the story of the real estate market from another point of view.  The Columbus Dispatch's headline is "Home sales fell last month in Columbus area, Ohio" sounds like they did not buy the Columbus Board of REALTORS®"Central Ohio home sales growing"

Nationally, March sales were down from a year ago but up from last year, according to results from the National Association of REALTORS®.  Not as "up" as Columbus or the Columbus Board of REALTOR mls (multiple listing service.) The Columbus Dispatch article by Jim Weiker used AP info picked up from NAR for national sales info.

The headline in Business First Columbus (or is it Columbus Business First? I forget)   is " Columbus-area home sales, prices keep sliding"

The Columbus Board of REALTORS MLS covers a large part of Central Ohio.  The way Business First Columbus states it....  "The real estate board’s report include information from most of the traditional seven-county Columbus region, as well as parts of nine nearby counties."

I created graphs or single family home sales for these Central Ohio communities.  The Columbus Board of REALTORS® lumps all residential sales.  

I did not focus on how much sales rose from February 2011 to March 2011, but since there is a graph showing 15 months of home sales for each market in each graph you can see whether home sales increased from last month.

Columbus Board of REALTORS® Report: area home sales down...

Columbus Business First says  "Report: Area Home Sales Down 3%  in January"  that "report" is according to the Columbus Board of REALTORS®

Keep in mind the area the area....  "The Columbus Board of REALTORS® Multiple Listing Service (MLS) serves all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, and Ross Counties. "  I don't cover anywhere near that much territory.

Home sales down 3%?  or maybe not.  The Columbus Business First article says

"More detailed statistics on the board’s coverage area" .... "likely will be released later this week as the organization puts the finishing touches on a more comprehensive report."

I try to look more closely at nearby northern Franklin and southern Delaware county sales and market trends personally.  I focused on inventory this month, using the lovely aqua "homes for sale" graphs from Trendgraphix but I did in most cases comment on sales up or sales down:

Dublin home sales down 7.1%

Olentangy schools home sales up 11.4%

Westerville home sales down 11.4%

Worthington home sales down 8.3%

Above are home sales by school district... There is a difference I use single family homes and the board reports residential sales (condos, single family, and  townhomes combined.)

Worthington condominium sales were up 50% in January 2011!

Maybe condo sales throughout Central Ohio rallied.

Usually CBR members are mailed a report at the same time it is sent to the media...  not this month.  Or at least I have not received anything. There is not a news release posted on the board site for this announcement either.  The Columbus Board of Realtors describes themselvers as "the voice of real estate in Central Ohio"... and provides the media (and usually members) the numbers at the end of the month.  I always wonder if there is a reconciliation process from the early numbers that Trendgraphix has avaible about the 7th or 8th of the month and what the Columbus Board of REALTORS ...  says officially toward the end of the month.

"The National Association of Realtors said U.S. existing home sales were up a seasonally adjusted 5 percent from a year ago, the first time in several months the market has seen an increase."

The Columbus Board of REALTORS® announced... December and 2010 sales results to member and the media last Thursday.

Columbus Board of REALTORS MLS Home Sales 2010

Monthly I focus on how the months sales compare to the same month the previous year, I felt I needed to focus on that to finish up 2010... December 2010 in comparison to December 2009 to match January, February, March, etc.

I wrote a post about  Central Ohio December Home Sales for the whole Columbus Board of REALTORS® MLS  a huge geographic are in early January 2011.  "Columbus Board of REALTORS MLS Home Sales"  was posted here.  Columbus Board of REALTORS MLS Home Sales" disappeared early in the morning on January 9, 2011.  It got a spam comment and when I went online to delete the spam comment from the Columbus Board of REALTORS MLS Home Sales" post,  the post was gone. Totally odd.  At some point I went to see if I had imagined it or if it been written,  published and then disappeared. 

I did not imagine it.

Maybe it was better if it was gone.  Did it match what the Columbus Board of REALTORS® announced? 

Not really.  Are the numbers announded by the Columbus Board of REALTORS® reconciled after the end of the month?  I have often felt the Trendgraphix results are pulled and there are numbers added back in... late sales trickle in?

Columbus Board of REALTORS® has Spoken

The Columbus Board of REALTORS® has spoken about November 2010 home sales in Central Ohio.  The News which was posted Tuesday, December 21, 2010 on CBR website  and emailed to members (and the media?)  on Thursday December 23, 2010... CBR News titled:   "November home sales down from last year -- but up from 2008"

says:

“Sales in November of 2009 were inflated as they reflected buyers trying to close on a home purchase before the expiration of the first 1st-time home buyer tax credit,” says CBR President Sue Lusk-Gleich. “Although the tax credit was extended (and expanded) in early November, many buyers had rushed to put a home in contract prior to that decision.”

“As November of 2010 and November of 2008 were both months unaffected by a tax credit incentive, it’s probably a better comparison.”

Huh? Really?  Wasn't there a First Time Home Buyer Tax Credit in 2008?   A different one... just for first time buyers...

Thanks Leticia!  Yes there was a tax credit in 2008. As successful as 2009 or 2010 which ended in April?   If the Columbus Board of REALTORS® is saying we are doing well in comparison this year and November 2008 was "unaffected by a tax credit incentive" but it was...  we are doing better than we think if we don't remember buyers were getting a tax credit incentive.

Columbus Board of REALTORS® MLS Homes For Sale

It's way more than "Columbus Ohio homes for sale"  This is the entire Columbus Board of REALTORS® MLS homes for Sale.  The Columbus Board of REALTORS MLS serves all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, and Ross Counties.   I don't.   Personally I stick to Franklin and Delaware Counties... really only Southern Delaware County and Northern Franklin County.

The graph from Trendgraphix shows inventory (homes for sale) for the past 15 months for the Columbus Board of REALTORS® MLS.  Inventory (homes for sale) for the area is up 1% from September 2010 but up 71.9% from a year ago (October 2009.) These are just single family homes, it does not include condominiums.  There is 11.6 months of inventory based on recent sales.  That's a lot of homes for sale.

Columbus Board of REALTORS® "Home Values Continue to Rise"

"Home values continue to rise" according to the Columbus Board of REALTORS®

The information the Columbus Board of REALTORS® released today to members and the media says:

"Home values continue to rise which is good news for central Ohio. The average sale price for the first nine months of the year is $161,204 up 7.4 percent from the beginning of 2010 according to the Columbus Board of REALTORS®."

The official news for September 2010 has been released and you will read it in the Columbus Dispatch and Business First Columbus and hear it on the TV and radio news along with the National Association of REALTORS®  news for the country as a whole.

On October 8, 2010 I wrote  - Central Ohio Home Prices September 2010  which says  for the same area:  "Average sale price $164,000" 

What's the difference? The Columbus Board of REALTORS ® is based on "residential properties" mine was single family.  Both were for the whole MLS (multuiple listing service) area. The Columbus Board of REALTORS MLS serves all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, and Ross Counties.   I don't. 

A year ago first time home buyers were getting a tax credit.  Earlier this year home buyers including first time home buyers were getting tax credits.

Closer to home, northern Franklin County, Southern Delaware County school districts - home prices 

Search Central Ohio homes for sale

In the Dublin, Olentangy,  Westerville and Worthington school districts  single family list prices are down from a year ago.  Sale prices in those Central Ohio communities are up from a year ago, when home buyers were getting a tax credit.

Home prices were up in comparison to September 2009 when first time home buyers were getting a tax credit.  Home sales are down from September 2009 in all four school districts as well as most of central Ohio.

The National Association of REALTORS® also released September results today, they say "September Existing-Home Sales Show Another Strong Gain "

Columbus home sales are UP!* from last month

Columbus home sales are UP!  The official breaking news from the Columbus Board of REALTORS® came out today...  August homes sales were up 8.2%!!!!*   August 2010 home sale prices were up .6% from August 2009.

Columbus (really this is Central Ohio... the CBR covers a bunch of counties)  home sales are up from July 2010!   The Columbus Board of Realtors site, "the voice of real estate in Central Ohio" says:

"August home sales in central Ohio were higher than the previous month and the average sale price of a home sold continues to rise."

The information on the Columbus Board of REALTORS® site does show that August home sales were down 19.6% from August 2009.   Home sales and prices up in August

 

Columbus Home Sales are UP!

" There were 1,605 homes sold in August which is 8.2 percent more homes sold than during the month of July. Home sales during the first eight months of the year are now 9.2 percent higher than the same period in 2009."

* Up from last month.  August 2010 home sales were up 8.2% from July 2009.  Home sales in the region are up for the year over 2009 year to date.  Not up over August 2009.  Their chart shows August home sales were down 19% from August 2009.

Columbus home prices are up...

August 2010 home sale prices were up .6% from August 2009 for the area served by the Columbus Board of REALTORS®. The home prices are up 1.1% from July 2009... 

Inventory is up too...

The Columbus Board of REALTORS (MLS) Multiple Listing Service covers: "all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion and Ross Counties."

I work primarily in northern Franklin County and Southern Delaware County.

Market reports - unofficial... early results Columbus home sales:

Are home sales up?  I look at the Columbus Board of REALTORS MLS as soon as the month ends.  I look at Trendgraphix when I can get it about the 7th or the 8th of the month.  I focus on how the month did in comparison to a year ago, not how it compares to the month before.  Perhaps that is old fashioned....

The tax credits ended in April 2010.

Central Ohio home sales - August 2010 the unaudited results?  The raw results? I use single family results when I start looking at sales, the Columbus Board of REALTORS® results are residential properties.

The Columbus Board of REALTORS® announces..

The Columbus Board of REALTORS®,  "The Voice of Real Estate in Central Ohio" (their website says so) announced the real estate market  results for July 2010 yesterday:

"July saw a decrease of 28.6 percent in sales."

The Columbus Board of REALTORS MLS (multiple listing service)  area includes all of Franklin, Delaware, Fayette, Madison, Morrow and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, Pickaway and Ross Counties.  I mainly work Delaware and Franklin Counties.

Central Ohio homes for sale - Search

Home sales were up earlier in the year because of the home buyer tax credits and are down now  No surprise.

Quoting myself:

Olentangy Schools -"Home sales were down 29.2% in July 2010 from the previous year, sale prices are up 9.6% from July 2009."

Westerville Schools "Westerville home sales in July 2010 were down 39% from the year before."

Worthington Schools -  The bad news   "July 2010 home sales in Worthington schools  were down 43.9% from July 2009"  The good news  "average sale price $217,000 (up 4.3% from July 2009)"

The National Association of REALTORS® announced July home sales were down 27% in July 2010.  That announcement was made August 25, 2010.

Is Columbus a buyers market? - July 2010

The info I am able to access about the 7th or 8th of the month, each month to make market reports must be reconclied before the board publishes it as sales dribble in because the CBR results that come out the same day as the NAR results are always a little better. So my info by market is always a little bit worse sounding.  My market reports are single family only, the board used residential sales, single family and condominium combined.

"Is Columbus a buyers market? " was a question this week on Trulia.com.  Amber who is "just looking" asked:  "IS COLUMBUS A BUYERS MARKET?"

Amber asked that question August 5, 2010.  I was one of 8 people that answered Ambers question.  I answered Ambers question based on the lastest Trendgraphix available at that time, through June 2010.  If you use 7 months and over as a buyers market, Columbus is a buyers market  based on inventory at the end of July 2010, 13616 homes, 11.2 month of inventory based on the current rate of home sales.

The Columbus Board of REALTORS MLS (multiple listing service)  area includes all of Franklin, Delaware, Fayette, Madison, Morrow and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, Pickaway and Ross Counties.  I mainly work Delaware and Franklin Counties.
