Columbus real estate online - how accurate is it?

You as a buyer or seller or just someone interested in local real estate have access to a lot of information online about homes for sale:

Zillow.com

Trulia.com

Realtor.com

Above are the big three... Realtor.com is the biggest of the three, most traffic, but Realtor.com has a lot more listings than the other two.  There's lots of little places where the information about "Columbus homes for sale" is syndicated.  Some examples are: Oodle, Hot Pads... 

Syndication is a good thing but it would be better if you could rely on the information you find.  Realbird for 1344 Snowmass Rd. Columbus Ohio 43235

Google Base... is a biggie.  I believe but could be wrong that  RealBird... the little houses on RealBird and the information about them comes from Google Base.  There are things I really, really like about RealBird.  I love the cute little houses.  I hate the fact that the information is so bad.   A price reduction on a home taken January 18, 2011 still shows at the old price on January 26, 2011. RealBird itself has the listing with the correct info but the mapping does not show consumers the correct information about the price reduction.   A listing taken off the market in December 2010 still shows up (top snippet.)  The listing agents have removed the home from the MLS. It does not show up on Columbus  real estate brokerage or agents sites. It is not for sale.  Sold homes show up as active.  It's a mess.

Our local paper, the Columbus Dispatch has a portal for Central Ohio or Columbus real estate.

You can find homes on local real estate company websites from Real Living HER, Coldwell Banker King Thompson, Re/Max, Keller Williams and many, many more brokerages that are members of the Columbus Board of REALTORS MLS.

Much more accurate information about homes for sale!

Columbus Board of REALTORS Consumer Information the CBR MLS does not show homes for sale. You can not search on the CBR site,... other than using the Realtor.com search.   The Columbus Board of REALTORS  does not have a site that competes with their members!  Other parts of the country handle this differently. Seller Market -  0 to 3 months of homes for sale

Neutral Market - 3 to 6 months of homes for sale

Buyers Market - 6+ months of homes for sale

Is Central Ohio a buyers market? You betcha

Not one school district with less than 6 months.  If you look at different price ranges within a school district the market will vary.  If you look at just the City of Worthington Corporation there are only 4.9 months inventory.  City of Worthington 4.9 months of  homes for sale based on January 2009 home sales.

The City of Dublin has a slightly higher inventory of homes for sale than the entire Dublin City School District. With 13.4 months inventory of homes for sale based on January sales than the entire Dublin school area.  The City of Hilliard has  24.3 months of inventory based on the most recent sales in comparison.  Homes in the City of Columbus, City of Dublin or unincorporated areas in the Hilliard school district.  The Village of New Albany has 16.3 months of inventory vs.  19.0 months of inventory in the school district.   Powell's months of inventory of homes is virtually identical to the months of inventory  

The Columbus City School District is  huge and diverse.  One Columbus neighborhood or group of areas, the Clintonville / Beechwold area has 8.6 months of inventory, so lower than the school district on a whole.  Clintonville will recover (become a neutral or sellers market ) more quickly than many other areas in Columbus schools.

Central Ohio home prices by school district for January 2010 - All are the average sold price for single family homes!

Central Ohio home prices by school district a note about Columbus Schools

Columbus City School District is huge...  and prices are diverse. Often in any given month the highest priced home selling in Central Ohio could be a property in the City of Columbus and the Columbus school disctrict but the average price is lower north side suburbs like Dublin, Westerville or Worthington.  This is only single family and some of the higher priced real estate in urban neighborhoods are condominiums.

The Clintonville area on the north side of Columbus is an important area in the Columbus City School District.  A very desirable north side area.  The average sale price for the area is $173,000.  Clintonville area (MLS area) 

This may cofnuse consumers about home prices though because of other neighborhoods in the area that are included.  The MLS area is from Interstate  71 to the Olentangy River, east to west.  The northern border is the border of City of Worthington.   The southern border of the MLS area which includes Clintonville is harder to pinpoint.  The MLS area includeds Beechwold, Old Beechwold, Chaseland, Chaseland Manor, Salem Village and other north Columbus neighborhoods.

*Big Walnut Local Schools home prices?  The average list price is $425,000 so don't get excited about the average sale price of $47,000 in January 2010.  There were only two very unaverage sales reported to the MLS.

Columbus home prices rose

April to May 2009 Columbus home prices rose according to a report from Radar Logic. 

Radar Logic looks at a composite of 25 cities.  22 of the 25 cities in the composite rose in price between April and May 2009.  All 16 pages of the Radar Logic report .pdf

The Ohio Association of REALTORS in their weekly newsletter to members shared the top ten metropolitan areas of those Radar Logic considers.

OAR said:

"Here are the 10 metropolitan areas where prices increased the most from April to May of this year:

1. Milwaukee, Wis., 4.9 percent
2. Charlotte, 4.7 percent
3. Boston, 4.6 percent
4. Cleveland, 4 percent
5. Washington, D.C., 3.7 percent
6. St. Louis, 3.3 percent
7. Columbus, Ohio, 3.2 percent
8. Seattle, 2.8 percent
9. Denver, 2.3 percent
10. Philadelphia, 1.8 percent

Radar Logic is using the Columbus metropolitan area (MSA)  so that would include more than just the city of Columbus... more than just Columbus and it's suburbs.  I believe the Columbus MSA includes Delaware, Fairfield, Franklin, Licking, Madison, Morrow, Pickaway, and Union Counties.  Columbus home prices rose or prices in the "greater Columbus area" rose.
