How the front door could sell your house

First impressions, how the front door could sell your house is advice from a Texas home stager about your front door.

Many City of Worthington front doors are cute...or interesting, Old Worthington, Rush Creek but when you get outside 270 or west of the Olentangy in areas that are Worthington schools but in newer developments doors can be pretty boring.  A lot of sellers could stand out from the rest of the market just by using a few staging tricks at the front door.   I guess there are some City of Worthington neighborhoods where the front door is pretty mundane too. 

Not a bad thing to have a pretty front door even if you are not selling, is it?

Everyone knows first impressions mean a lot. When it comes to selling your home the first thing potential buyers see is the front of your house. For some this begins at the curb and for others it's the front door. For this reason it is incredibly important to remember these areas when getting your house ready to sell.

In fact having a terrific entry is so important Anita Cooper of Realty Biz News recently listed replacing the front entry door as one of the top three home improvement projects which "mostly pay for themselves."

2 Reasons the front door is so important when selling your home.

  1. Most home owners begin their search either by looking online themselves or reviewing listings online sent to them by their realtors. The thumbnail accompanying the listing is generally a shot of the front of the house with the focal point of the photo being the front door. If potential buyers are not impressed with this first photo they often won't bother to look at the home any further.
  2. Potential buyers spend a good amount of time at the front door waiting for their realtor to open the lock box and unlock the door. This gives them ample time to notice even small things, such as peeling paint, a broken door bell or the worn finish of the door hardware. This was just the case with a home I recently staged in Leander, Texas. Take a look.

When potential buyers see neglected repairs such as a broken door bell or peeling paint they start wondering what else needs repaired. Even minor things such as these will have the buyer keeping a mental tally of how much less they plan to offer.

While replacing a front door may be the optimal solution it often doesn't fit into the budget. But there are plenty of other ways to add appeal to your entry.

How to stage your front door.

  • Repaint. Paint is a home sellers best friend. It is inexpensive, DIY friendly and makes a huge difference.
  • Add a potted plant or flowers.
  • Change the door hardware.
  • Put out a new welcome mat.

See what a difference these simple changes made to this front door.

First a complimentary shade of green paint was applied to the door along with a vining plant attached to a topiary trellace. Then door hardware was replaced with a new set in an oil rubbed bronze finish. Last a door mat was added.

Now that the home has a welcoming entry buyers will be imagining themselves welcoming their guests through the door. This is exactly what home staging is designed to do. Make potential buyers begin to see themselves living in your house. This helps them form an emotional attachment to the house and emotions equal offers.

Home sellers a question... 

Q. Worthington home buyers Googling YOUR home's address online is truly important.  Or is it? 

Would a buyer be searching for your address? Trulia.com a ginormous real estate site tells you to Google your address. 

Worthingview neighborhood Worthington schools For Sale SignWould home buyers looking for Worthington Ohio homes for sale be searching for your address?  Perhaps... if the buyer is sitting in front of your house they may search the Internet for your address.   On Google or another search engine.  Google is the biggest.

They do. 

Buyers do Google your address. 

When they see the sign.

If they have a smart phone. Or any phone if they have Curbside.

Or when they get back to a computer. 

They do search for your address,  if they drove by and saw the sign and knew what street they were on and what the house number is... 

Aren't buyers more likely to search online for homes in a neighborhood? Or in a school district, or homes for sale in an elementary school attendance area? 

How do they know to search for YOUR address?

I saw the Trulia post "6 Reasons You Should Google Your Address"

Eric Klodner a real estate agent I know and admire who sells in MN and WI wrote a post about the Trulia post about home buyers Googling your address.  Eric wrote:

"Today, Trulia published a post in its "Real Estate Reality Check" blog, entitled "6 Reasons You Should Google Your Address".  The suggested reasons were all sound ones.  For example, the article proposes searching for area crime data or finding out the price of a nearby property which sold recently..all good reasons, of course.  But the best reason for a homeowner to Google their address, especially for a property owner whose home is currently on the market, is to answer this simple question:

 

Can potential buyers find your home for sale on the Web?

 And if you can't locate your own listed property on the Web, that begs another question,

 If you can't find your own home or listed property on the Web, how will prospective buyers find it?

 Which may lead you to ask a third question.

 Why would a seller list their home with an agent who doesn't know how to market it properly?"

If you Google your  Worthington home address you should find it... "

Trulia.com advises you to "Google your address"

If you search your address on the Internet... if you "Google your address" you should find it on Trulia, Zillow and Realtor.com if the home is for sale... or you should find it  even if it is not for Zillow and Realtor.com (I am not sure on Trulia.com they are not in the business of home values) because of home valuation.  All homes are there because all real estate has a value whether or not it is for sale.  Homes are not listed "for sale" but they are there, online on Realtor.com and Zillow.  That's another story for another day.  

As a home seller your Worthington home should be on Trulia, Zillow and Realtor.com as fast as the brokerage or mls feed can get it there... 

Real estate is local and local real estate sites show up in Google too

In Worthington, Ohio you should find your home online by Googling your address on the Coldwell Banker King Thompson site, on an Exit Realty site... maybe on a Real Living or Real Living HER site (newer sites but catching up....) and other sites too.  

You may find your address on some individual Central Ohio agents sites as well.  If the buyer does NOT have your address to Google because they are not driving around looking for houses, they are searching the Internet for houses... how will they find your house? 

Don't worry they WILL find your Worthington home for sale...

What are buyers searching for when they ought to be finding your Worthington Ohio home for sale

"Old Worthington homes for sale"

"Colonial Hills Worthington Ohio homes for sale"

"Wilson Hill Worthington Ohio homes for sale"

Or are buyers searching for homes for sale in a particular Worthington school attendence area?   Worthington Schools Bluffsview Elementary sign

"Worthington Ohio homes for sale near Evening Street Elementary"

"real estate in Wilson Hill Elementary school area"

"Bluffsview Elementary school area homes for sale"  

Odds are the buyer is NOT going to drive by your house and see your sign and Google your address.

Worthington schools homes for sale - 266 +/- homes... 

When a Worthington Home buyer Googles your home address

If they do they should find YOUR home for sale info on Trulia.com, Zillow.com, Realtor.com, Coldwell Banker King Thompson, an Exit brokerage site (small brokerage, great IDX... Internet Data Exchange... that's another story for another day), Real Living or Real Living HER, etc.  Your listing agents site.  Another local agents site (sometimes it's just freaky.)  Worthington home buyers should find everything they want to know about your home for sale or how to get the information... 

Isn't the point truly that when a home buyer, any home buyer searches for "Worthington neighborhood homes for sale"  that YOUR home address pops up on Google?

I searched strictly for "Worthington Estates"... I did not remove the Worthington Estates East homes sold  in 2010 because I would have then had to go back through and do the same for 2006 to 2010. 

I could but I did not. 

Only homes listed in the Columbus Board of REALTORS® MLS as "Worthington Estates" or Worthington Estates East are included.  Occasionally a listing agent does not include the neighborhood name in the space for subdivision.  Those are not included here.

If you are not familiar with the area, Worthington Estates is west of High Street.  Worthington Estates East? You guessed it,  east of High Street  and in a differnent  Worthington elementary school attendance area.  Worthington Estates children attend Worthington Estates Elementary School.  Worthington Estates East homes are in the Wilson Hill Elementary School  Attendance area.  There is a link to Worthington City School Attendance area on the front page of the Worthington Old and News site.

There is a link to Worthington Schools Attendance Areas maps and street guide on the side bar of the Worthington Old and News, Worthington Ohio real estate site.
