I love Smokey Bones at Polaris

Smokey Bones CouponsWe eat at the Polaris, Smokey Bones a lot.   Officially the name of the Polaris area restaurant is Smokey Bones Bar & Fire Grill.

Smokey Bones has great coupons... In the Columbus Dispatch... Sunday Dispatch I assume.  What does a Sunday Dispatch cost?  Isn't a "Buy One Entree, Get One Free" coupon worth the cost of a Sunday Columbus Dispatch?

I did not really know where the Smokey Bones coupons come from... but we always seem to have one.   The Columbus Dispatch, The Bag, the mailbox, direct from some barbecue heaven ???   Dino the manager of the Polaris Smokey Bones  said the Smokey Bones coupons are in the Columbus Dispatch.   I'll believe him.

I don't know when we started going to the Smokey Bones at Polaris.  It is a chain* and it is not the only barbecue place in the Polaris area.  Smokey Bones might not even officially be my favorite barbecue restaurant in the Polaris area but it is the barbecue restaurant we go to the most often because  those coupons keep on coming.

was our first choice last Saturday night.  Their parking lot was jammed so we went to our second choice, Claddagh.  Bad decision.  We should have just waited for a table at Smokey Bones.  I wrote a post about dinner Saturday night at Claddagh.  Our waitress Jessie was great, the rest of the experience... not so great.

Recently I won a free happy hour at Smokey Bones for my office.  We went Thursday... It was a real small group from Real Living HER Worthington.  I won the Free happy hour by putting a business card in a box in their lobby.  A FREE happy hour is free appetizers.  We bought our drinks!

* Not being a food blogger I have the freedom to eat at chain restaurants and blog about it.  Yes we use coupons... week one and week two are gone in the photo.  They were buy one entree, get one free.  Mm mm good!    We missed using the buy one entree get one free coupon that expired on 1-17-2010.  Now that I've tasted their appetizers it could be harder to ignore those appetizer coupons.

Worthington Schools

 

Worthington School bus on Wilson Bridge Road

Worthington Schools a bus on W. Wilson Bridge Rd. Don O'Brien  (Dok1 on Flickr)  calls his photo  "School Bus on Snow-covered Road  (1938)"

Mr. O'Brien who grew up in the Worthington area says  "I don't recall our school having any "snow days". The bus is a 1937 Dodge that replaced the 1929 Ford."

Wilson Bridge Road was north of Worthington in the 1930's. It was an unincorporated area in Sharon Township in the 1930s and after.    On another Worthington photo with a bus on Flickr, Don O'Brien says the Methodist Childrens Home was in the country north of Worthington.  Worthington did not grow much from 1803 to ???  the 1950s?

Worthington Chamber of Commerce 1965 Ryan Homes Ad

The Ryan Homes ad is in a Worthington Chamber of Commerce Publication from 1964 or 1965.

Worthington resident George Campbell shared the Worthington Area Chamber of Commerce Inc. brochure with the old Ryan Homes ad on Flickr.  I am disappointed the Ryan Homes ad from 1965 does not say Worthington Estates in the copy.  There are other ads in the Chamber of Commerce brochure ads that say Worthington Estates and Worthingway.  Other builders have advertisements in the Worthington Area Chamber of Commerce publication and talk about the new developments.

"...Ryan "spacecraft" - the art of putting interior space where it counts highest."  

According to an original owner on Caren Ave. the house at 198 Caren Ave (now on the market, listed with an agent in my office) was the Ryan Homes model in 1965.

Columbus Board of Realtors - Breaking News... December home sales

The Columbus Board of Realtors announced the results of December 2009 home sales today.

The sales results page of Columbus Realtors Website:  2009 ends with a bang for Columbus home sales

"Home sales in the last four months of 2009 were up 24.3 percent over the same time in 2008, according to the Columbus Board of REALTORS®. In the month of December alone, 1,464 homes were sold, 150 more than the year before."

I start doing quick market reports each month as soon as Real Living HER has access to data to build graphs from Trendgraphix.  It won't match because I do single family home sales now that it is possible with Trendgraphix. YES!!  The sales information from the Columbus Board of Realtors is single family and condominium, combined...  I believe.

Home prices in Central Ohio?  The Columbus Board of Realtors page says:

"The average sale price was $157,130 in December, an increase of nearly 5 percent from the same time in 2008."

The graph at the top is what the data available earlier this month showed. Not an exact mathch...  It matches the official 157,130 that Trendgrahix shows pretty close. This is residential, single families and condominiums.  

Single Family only is more like, $161,000.  Not that huge a difference between single family and condominium.  Central Ohio home sale prices - Single Family homes

sweeping FHA policy changes

 

More about the changes in FHA that were announced earlier this week from David H. Stevens, the Assistant Secretary of Housing - FHA Commissioner.  This is a Re-Blog.

I wanted to take a moment to make sure you are familiar with events surrounding a sweeping set of policy changes for FHA announced earlier this week. The announcement details the changes that Secretary Donovan promised to deliver by the end of January when he testified before Congress last month.

 

The new policies are designed to strengthen the FHA's capital reserves so we can continue to fulfill our mission of serving underserved communities.  In addition, we were determined that these changes should support, not disrupt, the nation's housing market recovery.  Bringing these changes to market has been the result of a lot of hard work and long hours.  And, I am proud to have worked with so many of you on this initiative.

 

What changes will be implemented?  We announced the following on January 20:

  1. Increase the up-front mortgage insurance premium (MIP) to 2.25%;
  2. Update credit score and down payment requirements for new borrowers;
  3. Reduce seller concessions to three percent, from six percent; and
  4. Implement a series of significant measures aimed at increasing lender enforcement. 

 

When combined with the risk management measures announced in September of last year, these new changes are among the most significant steps ever taken by FHA to address risk.  Additionally, by continuing to provide affordable, responsible mortgage products, FHA will support the housing market's recovery.  Importantly, FHA will remain the largest source of home purchase financing for underserved communities.

 

Let's go into more detail:

 

Announced FHA Policy Changes:

 

1.      Increase the MIP to build up capital reserves and bring back private lending.

o    The first step will be to raise the up-front MIP by 50 basis points to 2.25% and request legislative authority to increase the maximum annual MIP that the FHA can charge.

o    If this authority is granted, then the second step will be to shift some of the premium increase from the up-front MIP to the annual MIP.

o    This shift will allow for the capital reserves to increase with less impact on the consumer because the annual MIP is paid over the life of the loan instead of at the time of closing.

o    The initial up-front increase is included in Mortgagee Letter 2010-02 and will go into effect in the spring.

 

2.      Update the combination of credit scores and down payments for new borrowers.

o    New borrowers will now be required to have a minimum credit score of 580 to qualify for FHA's 3.5% down payment program.  New borrowers with less than a 580 credit score will be required to put down at least 10%.

o     This allows the FHA to better balance its risk and continue to provide access for those borrowers who have historically performed well.

o    This change will be posted in the Federal Register in February and, after a notice and comment period, would go into effect in the early summer.

 

3.      Reduce allowable seller concessions from 6% to 3%.

o   The current level exposes the FHA to excess risk by creating incentives to inflate appraised value.  This change will bring FHA into conformity with industry standards on seller concessions.

o   The change will be posted in the Federal Register in February, and after a notice and comment period, would go into effect in the early summer.

 

4.      Increase FHA lender enforcement.

o    Publicly report lender performance rankings to complement currently available Neighborhood Watch data which will be accessible via www.hud.gov on February 1.

§  This is an operational change to make information more user-friendly and hold lenders more accountable; it does not require new regulatory action as Neighborhood Watch data is currently publicly available.

o    Enhance monitoring of lender performance and compliance with FHA guidelines and standards. 

§  Implement Credit Watch termination through lender underwriting ID in addition to originating ID.

§  This change is included in Mortgagee Letter 2010-03 and is effective immediately.

o    Implement statutory authority through regulation of section 256 of the National Housing Act to enforce indemnification provisions for lenders using delegated insuring process.

§  Specifications of this change will be posted in March, and after a notice and comment period, would go into effect in early summer.

o    HUD is pursuing legislative authority to increase enforcement on FHA lenders.  Specific authority includes:

§  Amendment of section 256 of the National Housing Act to apply indemnification provisions to all Direct Endorsement lenders.  This would require all approved mortgagees to assume liability for all of the loans that they originate and underwrite.

§  Legislative authority permitting HUD maximum flexibility to establish separate "areas" for purposes of review and termination under the Credit Watch initiative. 

 

Note:  This would provide authority to withdraw originating and underwriting approval for a lender nationwide on the basis of the performance of its regional branches.

 

In addition to the changes I have outlined, we are continuing to review FHA's overall response to housing market conditions, to evaluate its mortgage insurance underwriting standards, and to improve its measures to help distressed and underwater borrowers through FHA/HAMP and other FHA initiatives going forward.

 

I know this is a lot of information to absorb.  Listed below are links to some of the major stories about the announcement.  I promise to keep you aware as we implement these changes going forward.

Washington Post (Dina ElBoghady, 1/20) "FHA plans to require borrowers to produce more cash for downpayments" The Federal Housing Administration plans to increase the amount of up-front cash paid by all new borrowers and to require higher down payments from those with the poorest credit, according to agency officials. Chicago Tribune (Mary Ellen Podmolick, 1/20) "FHA homeownership rules to change" The Federal Housing Administration announced changes Wednesday that will make it more expensive for homebuyers to secure agency-backed mortgages while some consumers will be priced out of the housing market. LINK

  

CNNMoney.com (Tami Luhby, 1/20) "FHA loan requirements will make it harder to get a mortgage" It's going to be harder to get a government-backed mortgage from now on. LINK

CNBC.com (Diana Olick, 1/20) "FHA Boosts Insurance Premiums to Cushion Defaults" In a move to shore up the FHA's beleaguered balance sheet, Commissioner David Stevens on Wednesday announced big changes at the government mortgage insurer that now backs about half of all home loans to the nation's minorities. Do you use birth control?

 

WOW Financing flashback from someone who has been in the mortgage business a long time. This is a Re-Blog of content from Ruth Vogt who manages a mortgage company branch in Colorado.

Buyers can you imagine being asked "Do you use birth control"  when applying for a mortgage on a Central Ohio home?   I've had never heard that before. I started selling real estate about a decade later than the 1976 date of the  Equal Credit Opportunity Act Ruth references.

Before I explain that question, let me ask you this one: "How long have you been in the business?" Ever have someone ask you that? Here's my answer, and it will really make you think!

I was in the business before we had the Equal Credit Opportunity Act (ECOA). ECOA went into law in 1976, and protects against discrimination based on race, color, religion, national origin, sex or marital status, or age.

So, you ask???

Well, when I was first in this business, if I were taking a loan application from a married couple that were of child bearing age and they wanted her income to be taken into consideration, I would have to document their birth control procedures!!ECOA

Yep! That's right! A letter signed by the two of them certifying they did not intend to have children, why, and then explaining their form of birth control would sometimes suffice, but not always! Imagine having to ask THAT question at the face to face loan application (which a face to face was the only kind of loan application we could accept)! Remember, back then maternity leave was not protected by law. Thus, if the wife were to get pregnant, there would be no guarantee that she would get her job back. So job stability could not be established, disallowing the income from being taken into consideration.

And to think today we're all uptight about a new Good Faith Estimate and HUD!

Always check with the school district for the current schools for an address.  Online resources often will tell you the closest schools NOT the schools the address goes to. This is current information based on the Worthington Schools attendence maps.  Worthington is very stable, there are not new homes being built, the school attendence area boundaries do not fluctuate as they do in some Central Ohio suburbs... but always check with the school district to be sure and know changes are possible over the years within the school district.

The graph shows the inventory of condominiums for sale in the Worthington City School District for the past 15 months.  Only three condos sold in Worthington schools in December 2009, all three were distress sales in the Far North Columbus area, north of 270.  All three sales were in the Sancus Road area.
